The Station at St. Elmo in Austin, Texas, sold every single one of its 132 residential units in a record-breaking five hours. Part of the appeal of this $40 million-dollar mixed-use development was the careful use of available square footage—even the fire line was thoughtfully designed to function as a green space.
Legally required to provide an unobstructed path for emergency vehicles, the fire lane at The Station at St. Elmo is a grass-filled area featuring Grasspave2, a porous paving solution by Invisible Structures. Spanning about 14,000 square feet, the fire lane meets all safety requirements while creating a large green space amidst the neighborhood’s industrial fabric and elevates the project’s appeal.
By choosing Grasspave2 for the fire lane, the development also helps improve the local microclimate. Unlike concrete or asphalt, which can trap heat, the grass surface of Grasspave2 mitigates the heat island effect, contributing to a cooler local climate— a common factor to consider for properties experiencing the intense Texas heat.
